Scopello Capital Partners acquires and operates middle-market multifamily communities in California, Nevada, and Arizona. We focus on the 60–200 unit segment—properties typically too large for individual investors but often overlooked by larger institutions—where operational control and conservative underwriting can materially influence outcomes.

How We Operate
Opportunities are evaluated through conservative underwriting and stress-tested across multiple scenarios. We prioritize downside protection before targeting upside, buying below replacement cost in supply-constrained markets and executing value-add strategies through direct operational control.
We do not rely on optimistic market assumptions or cap rate compression to justify acquisitions. Assets must produce durable cash flow early in the hold period and perform under stressed conditions.
Vertical Integration
Scopello partners with BLVD Residential, an affiliate property management platform overseeing more than 12,000 units. This integration provides direct operational control, real-time feedback between underwriting and execution, and institutional buying power typically unavailable to assets in this size range.
We do not outsource management. We control operations from day one.
Acquisition and Exit Dynamics
While institutions often overlook these assets at acquisition due to operational complexity, they actively seek the stabilized cash flow we create at disposition. Once repositioned and stabilized, these assets appeal to a broad buyer universe including family offices, 1031 exchange buyers, and regional funds.
Alignment and Governance
Scopello invests its own capital alongside investors in every deal. Reporting is clear, consistent, and grounded in operating realities. Investors receive quarterly updates on asset performance, including both favorable developments and challenges as they arise.
We emphasize repeatable decision-making over transaction volume. We pass on more deals than we pursue, underwriting for resilience rather than projected returns that depend on perfect execution.

The name Scopello draws inspiration from the historic coastal village of Scopello, a place shaped over time by adversity, reinvention, and continuity. It reflects the long-view thinking and resilience that guide our approach to real estate investing. The name also happens to be a combination of the founders’ names.
